Kirkland · quick answers
Straight answers for Kirkland homeowners
The questions we get most from Kirkland homeowners on discovery calls — plain-English, with numbers.
How much does a kitchen or bathroom remodel cost in Kirkland, WA?
In Kirkland and the surrounding greater PNW market, kitchen remodels typically run $45,000–$95,000 for a pull-and-replace and $95,000–$180,000 for a full gut. Bathrooms fall between $12,000 and $90,000 depending on scope — half-bath refreshes at the low end, primary/en-suite tile shower builds at the high end. Every Advanced Remodeling quote is written, line-item, and fixed-price before we start.
Do I need a permit to remodel in Kirkland?
Cosmetic swaps (paint, floors, cabinets and countertops in place, fixture replacements) usually don't require a permit. Any project that moves electrical circuits, relocates plumbing, removes walls, or changes the building envelope does. As a licensed WA general contractor (ADVANRL813RC, bonded, $2M insured), we pull every required permit through the Kirkland building department and coordinate inspections.
How long does a remodel take in Kirkland?
Bathrooms: 3–6 weeks on site. Kitchens: 6–10 weeks. Whole-home cosmetic refreshes: 4–8 weeks. Full interior renovations: 12–20 weeks. We stage materials and order long-lead items (cabinets, custom glass, tile) before demo so your Kirkland home isn't torn up waiting on backorders.
Are you a licensed remodeling contractor serving Kirkland?
Yes. Advanced Remodeling LLC has served Kirkland and the greater Puget Sound / PNW area since 1998. Washington State registration ADVANRL813RC, bonded, and carrying $2 million liability insurance. Written scope, fixed-price contract, workmanship warranty on every job.

What we see on Kirkland homes
Kirkland has a deep stock of 1910s-30s craftsmans near the waterfront and downtown, plus newer Juanita and Finn Hill homes. Craftsman trim rot, window putty, and original-door work dominate the older areas; newer homes follow the rest of the Eastside pattern.
- Craftsman trim rot at corner returns
- Window putty and sash repair
- Aging exterior paint and stain
- Door and hardware adjustment on settled homes

Why Kirkland homeowners start with a free onsite consultation
The free onsite consultation is an in-home walkthrough where we listen to what you want, photograph the space, and prepare a written line-item estimate. No cost, no obligation. It is not a home inspection or a real-estate evaluation.
Homes on the Eastside and in north Seattle range from 1920s craftsmans to modern new builds. Each one has a different aging curve, and that is exactly what the Free Onsite Consultation is built to catalog.
Every Kirkland remodel is quoted in writing before we start — fixed price, signed contract, and a workmanship warranty on everything we install. See all services.
Free onsite consultation for the initial walkthrough. In-house design & pre-construction starting at $999+ depending on scope ($999 minimum, $499 per additional room) — credited back on signed build contracts, and yours to keep so you can shop true apples-to-apples bids.

Remodel Answers
What Kirkland homeowners ask us most
Common home questions we answer on assessments across Kirkland — from a licensed WA contractor.
Electrical · Light Fixtures
Can a remodel install a light fixture in Washington State?
In Washington, only licensed electrical contractors and certified electricians may perform electrical work for hire — including swapping a light fixture. A remodel without an electrical specialty license legally cannot. Advanced Remodeling coordinates a licensed electrician for any hardwired work.
Plumbing · Leaks & Water Damage
How do I find a hidden water leak in my house?
Turn off every fixture and appliance, then watch the small red "leak indicator" dial on your water meter for 10–15 minutes. If it moves, you have flow somewhere with everything off — that's a leak. Isolate by shutting off the main to the house and the water heater; the meter tells you if it's on the incoming side or inside.
Doors & Windows · Locks & Hardware
How do I fix a door that won't latch properly?
A door that won't latch either has a strike plate that's out of alignment (most common) or the door itself has sagged. Close the door slowly and mark where the latch hits the strike — if it's above or below the hole, either move the strike plate or shim the top hinge to lift the latch side back into place.
Exterior & Weatherproofing · Gutters & Downspouts
How often should I clean gutters in the Pacific Northwest?
Twice a year minimum — once in late fall after the leaves drop (mid-November) and once in spring (late March). Homes surrounded by Douglas fir, cedar, or big-leaf maple need a third mid-fall cleaning, typically late October. Skipping cleanings is the #1 cause of preventable siding and foundation damage we see.
Interior Repairs · Drywall
How do I fix a drywall hole around a ceiling fixture?
For a hole smaller than the new fixture's canopy, no repair needed — the canopy covers it. For larger holes, cut a clean square around the damage, screw in a wood backer strip, patch with a drywall piece, tape the seams, and mud and sand in two coats. Ceilings need extra care because texture matching is the hardest part of the job.
Appliances & Fixtures · Dishwasher & Disposal
Can a remodel install a dishwasher in Washington?
Yes — a remodel can install a like-for-like dishwasher replacement: pull the old unit, disconnect the water supply and drain, slide the new unit in, and reconnect. What we can't do without a licensed electrician: hardwire a new circuit or upgrade the receptacle. Almost all replacements reuse the existing power connection, so this rarely comes up.

"JJ, Dominick, Erik, Jayson, Marco and the entire crew at Advanced did an amazing job with our basement, bath, laundry room remodel after a basement flooding issue. Would hire them again and recommend them highly."
"We chose Dominic and his crew to help rebuild our kitchen after a water leak. Dominic is knowledgeable, highly communicative, and patient/willing to answer lots of questions. The bid he provided was clear and competitive and he made sure to have an independent auditor review it to support our insurance claim. His team did a great job rebuilding and refinishing our hardwood floors, repairing drywall, and reinstalling our cabinets/dishwasher. Overall communication with the workers was good and the one time that there were some challenges, Dominic jumped on the issue right away and met with the team to make sure something similar wouldn't happen in the future. They will be the first number I call next time I need a general contractor."
"I’m really glad I chose to work with Dominik and his team! I had unstable tiles on the back wall of my shower from a poor previous installation. I came in with a lot of concerns (and a budget), and Dominik genuinely listened and worked with me instead of pushing a full remodel. What stood out to me: - Dominik created a thoughtful 3-step quote that gave me options instead of pushing a one-size-fits-all solution, which no other contractor offered - Erik handled most of the work and was clear, responsive, and easy to communicate with - He was able to save and reuse many of my original tiles, which meant a lot to me since they’re no longer sold and I really didn’t want mismatched tiles - Erik even helped install my bathroom window screen, totally above and beyond! And something I didn’t expect at all... They had someone come in to clean not just the shower, but my entire bathroom. It was spotless. Overall, the whole process felt smooth and really well thought out. You can tell they care about both the quality of their work and their clients. Would definitely recommend Advanced Remodeling LLC :)"
"We couldn’t be happier with the work these guys did for us! They created a truly life-like playhouse for our girls, and the final design was even better than the inspiration photos we shared. The attention to detail was incredible, and you can tell a lot of care went into every part of the build. The crew was extremely nice, professional, and respectful of our space throughout the entire process. Highly recommend them!"
"We are so glad that we chose to work with the team at Advanced Remodeling for our recent remodel of two bathrooms and a laundry room. There are so many positives to highlight: - They listened to our ideas and hopes while bringing their own thoughts based on their experience. They were then able to translate that into outcomes that were even better than we could have hoped! - They were great problem-solvers and were fair and honest in their advice; we never felt taken advantage of and appreciated their advice. - They honored the budget we established and did amazing work within that. No corners were cut and the work is of the highest quality. - Our remodel was a little tricky, with us wanting to find a way to utilize the space under our stairs more effectively. They did the most incredible job bringing that to life. We now have a great space (with lighting!) to store things. - Their communication was great, with questions answered in a most timely fashion and a willingness to talk through plans and ideas. The couple of small glitches along the way were rectified immediately. Finally, they were just great, friendly guys to work with. Erik, our site manager, is hardworking, thoughtful, and willing to do what it takes to make the customer happy. Everyone we worked with was very talented and a good human to boot. We would absolutely work with them again!"
